Plain Crest Subdivision will be the new house and lot subdivision that Borland Development Corporation is planning to offer to its prospective buyers in the town of Tanauan Batangas. There is no exact date yet on when it will be launch, but it will not take years. As a matter of fact, different real estate brokers are now visiting the site in Barangay Pagaspas. The information regarding to floor and lot area is not known as of today since it is prohibited until the developer divulge it to the agent or brokers. But Borland Development Corporation has already established a house design that brokers and agents can easily identified. This design follows even if the house type to offer are Single Attached, Duplex Type or Townhouses. Just to give you this typical design of house by Borland, the photo below is a perfect example.
That's all for now with this much anticipated affordable house that will soon rise in Tanauan Batangas by Borland Development Corporation and this subdivision will be called Plain Crest Subdivision.

Paano ang proseso?
- 1. Schedule a tripping or site visit.
- 2. During the visit we can thorougly explain things like house turnover, house specification, price or computation, requirements, Meralco and Water, Miscellaneous if any and more.
- 3. The first step is RESERVATION of units.
- 4. 30 days after reservation, monthly payment of equity / others called it downpayment will proceed. This is also the time to submit other documents needed in your housing loan like Birth Certificate, ITR, Certificate of Employment and more.
- 5. Usually the buyer will issue a post dated check for its monthly equity or downpayment.
- 6. Once tapos na po ang construction ng unit ninyo ay hihingi uli ang developer ng new and updated documents like payslip, ITR para ma iprocess na kay Pagibig ang inyong housing loan. Usually po initially ay pipirma kayo ng NOA (Notice of Approval). Medyo makapal po itong documents. Then ibabalik po nila ito kay Pagibig. Once na review na uli ni Pagibig ay lalabas naman ang inyong LOAN TAKEOUT.
- 7. Once lumabas na ang ating loan takeout next po ay magkakaroon po tayo ng Punch Listings ng unit. Dito ay actual po nating i occular at ililista ang nakikita natin mga possible na sira sa unit natin like basag na bintana, sirang mga tiles atbp. For 30 days ay gagawin po ito ng developer then pwede na po tayong makalipat once ating po iton accept.

- Turnover po ng unit natin ay Bare Type. For ground floor po ay smooth cement finish, ang ating pong wall sa baba ay may initial coating na and ready for paint application. Ang ating pong Toilet and Bath ay naka tiles na and up to 4 tiles sa Wall nya. Then sa atin pong second floor ay buhos ang flooring compare sa iba na kahoy lang and yung iba ay kalahati lang or loft type na sinasabi. Sa atin po buong second floor ay buhos. Then wala pong room division pero meron na po tayong ceiling.
Kailan ako makakalipat?
- By Batch po ang paglipat sa mga project ni Borland Development Corporation. Batch 1, Batch 2 and so on ang kanilang pagtatayo ng units. Usually po after downpayment nag start ang kanilang construction.
Paano kapag OFW ang kukuha ng bahay?
- Housing Loan Process for OFW
- Para po sa mga OFW na gustong kumuha ng bahay, number 1 po na requirement is kailangan kaya po natin makapunta ng Philippine Embassy kung saang bansa po tayo naroon. Isang pong documents for OFW ay ang SPA Form. Ito po ay pwedeng email sa inyo ng Broker/Agent/Developer then i printout po natin then fill up and kailangan patatakan sa embassy. Tinatawag po itong "Red Ribbon" or Consularized. Then kailangan i send po dito sa Pilipinas para ibigay sa Developer ng inyong representative. Lahat po ng documents regarding housing loan ay ang inyong representative ang mag sign but details po ninyo. Nakalagay po naman dyan sa SPA Form na sinabi ko kanina kung sino dito sa Pilipinas ang binibigyan nyo ng authority to represent you. - Of Course kung thru PAGIBIG Financing ang kukunin nating house and lot then dapat ay PAGIBIG member po tayo with a minimum 24 months contribution. For OFW meron po tayong tinatawag na POP Account (Pagibig Overseas Program)
Paano po ang Electric and Water connection?
- Electric and Water Connection
- Ang electrical po ay personal application ng buyer. Ang water naman po ay kasama sa ating binayaran.
Paano po kung 40yrs old na ako. Makaka avail pa ba ako ng housing loan?
- Age Requirement sa Pagkuha ng bahay
- Meron pong maximum number of years na pwede po nating mabayaran ang loan sa Pagibig at sa Bangko.
Pagibig - maximum terms is 30yrs Bank - maximum terms is 20yrs for locally employed and 15yrs for OFW.
Example 1 Joey is 25yrs old and wanted to avail a housing loan in Pagibig. Formula : 65yrs - buyer's age = loan terms 65yrs - 25yrs = 40yrs. So definitely pwede pa i avail in Joey ang 30yrs to pay kay Pagibig.
Example 2 Vic is 45yrs old and wanted to avail a housing loan in Pagibig. Formula : 65yrs - buyer's age = loan terms 65yrs - 45yrs = 20yrs. So si Vic ay qualified lamang up to a maximum loan terms of 20yrs. Di sya qualified for a 30yrs to pay na loan in which mas mababa ang monthly. Same computation lang sa Bank Financing.
