Hi to all the readers po ng Mr. Home Buddy BLOG. For today ang ipapakita ko pong project sa inyo ay isa na sa pinaka affordable house and lot ngayon sa Binan Laguna. Welcome po sa Welmanville Binan Subdivision. Ang Welmanville po ay located sa Brgy Santo Tomas Binan Laguna.

Ang isa sa pinaka kilalang landmark na madadaanan po bago ka makarating sa site ay ang subdivision na South City Homes. Alam naman po ng marami lalo na ng mga taga Binan na ginagawa po itong alternate route para makapunta ka ng Bagong Binan City Hall, Alonte Sports Complex or kung gusto mong makapag exit ng Mamplasan. Anyway for the benefit po sa iba kapag dineretso po natin yung way na ito ng Santo Tomas Binan, you will end up po sa Carmona Public Market and then exit ka na uli ng going to SLEX. Ito pong ang actual photo ng Puregold Jr na katapat po ng NGCP (Nationa Grid Corporation of the Philippines) sa Binan. Kung galing po kayo ng SLEX take Carmona Exit then turn left going to Olivarez Binan. Madaanan na po natin ito. Ang popular din sa area na ito ay ung pila ng JAM / JAC Liner Bus na may byaheng LRT Buendia and mga PUJ na going to Alabang na nasa side po ng NGCP.
Para po makarating po tayo sa Welmanville, meron pong pila ng tricycle dyan sa  gilid ng Puregold Jr. Around P30 po ang pamasahe. If nagtitipid po tayo pwede naman lampasan po natin ang pila at maglakad pa then pumara po tayo ng mga tricycle na passing and it will cost you around P10 lang going to Welmanville. So the project is very accessible. In fact sa hapon marami din Van galing ng Makati and Buendia ang nagbaba dyan sa Puregold Jr.
Along the way madadaan po natin ang La Consolacion College, South Plains Subdivision, establisments like Mini Stop, 7-11, Alfamart, Wet and dry Market and South City Homes.
And once makarating na po tayo sa Welmanville ito po ang kanyang main entrance.

Ang actual po na turnover ng bahay ay complete na. Meron na po siyang tiles sa baba, painted walls, may cabinets na rin ang kitchen then yung ating Toilet and Bath ay complete with accessories na rin and nakatiles na rin.

If i compare ung kanilang house turnover to other developer medyo angat po itong Welmanville. As seen naman po sa picture sa tiles palang medyo ginastusan na nila.

Itong pong Welmanville Binan Subdivision is available thru Bank and Pagibig Financing. Ang advantage po ng kanilang bank financing is maliit lang ang downpayment cash out ni buyer since 90% of the price ay shoulder ng bank as compare to Pagibig Financing na 80% lang po ng total contract price ang sasagutin ng Pagibig Fund kaya ung 20% ay downpayment na ni buyer na babayaran nya sa developer. Para matulungan ang ilang buyer na still wanted to avail itong Welmanville thru Pagibig Financing, they extende the terms of payment ng downpayment up to 60 months (5 years). But along the way magsasabay po ang payment nila ng monthly downpayment at Pagibig amortization. But majority of the buyers still dito po sa promo na ito bumibili kasi kapag nagsabay naman po sila ay nakatira na rin naman po sila sa Welmanville. So if renting yung buyer, yung bayad sa upa na budget ay naidadagdag sa monthly budget for Welmanville kaya okay lang.

Paano ang proseso?

  • 1. Schedule a tripping or site visit.
  • 2. During the visit we can thorougly explain things like house turnover, house specification, price or computation, requirements, Meralco and Water, Miscellaneous if any and more.
  • 3. The first step is RESERVATION of units.
  • 4. 30 days after reservation, monthly payment of equity / others called it downpayment will proceed. This is also the time to submit other documents needed in your housing loan like Birth Certificate, ITR, Certificate of Employment and more.
  • 5. Usually the buyer will issue a post dated check for its monthly equity or downpayment.  For Welmanville, post dated checks for the first 12 months of Pagibig Amortization and HOA Dues is also included. In summary the client will issue PDC for monthly downpayment + 12 months Pagibig Amortization + HOA Dues.
  • 6. Once tapos na po ang construction ng unit ninyo ay hihingi uli ang developer ng new and updated documents like payslip, ITR para ma iprocess na kay Pagibig ang inyong housing loan.   • Para po sa mga OFW na gustong kumuha ng bahay, number 1 po na requirement is kailangan kaya po natin makapunta ng Philippine Embassy kung saang bansa po tayo naroon. Isang pong documents for OFW ay ang SPA Form. Ito po ay pwedeng email sa inyo ng Broker/Agent/Developer then i printout po natin then fill up and kailangan patatakan sa embassy. Tinatawag po itong "Red Ribbon" or Consularized. Then kailangan i send po dito sa Pilipinas para ibigay sa Developer ng inyong representative. Lahat po ng documents regarding housing loan ay ang inyong representative ang mag sign but details po ninyo. Nakalagay po naman dyan sa SPA Form na sinabi ko kanina kung sino dito sa Pilipinas ang binibigyan nyo ng authority to represent you.
